Un terrain est dit isolé ou hors lotissement lorsqu'Il ne provient pas d'une division foncière.

Il peut être mis en vente sans être borné, ni viabilisé.

Un terrain situé dans un lotissement est issu d'une division foncière par la procédure de lotissement.

Avant la mise en vente des terrains, le lotisseur doit obtenir un permis d'aménager ou une décision de non-opposition de la mairie pour diviser une parcelle en plusieurs lots à bâtir.

Le terrain en lotissement doit obligatoirement être borné et viabilisé.
